Fished the the new property from 6am to 10:30.  Water was tea stained and 85 degrees.  Weeds are not there outside of of 1-2 feet from shore.  NO coontail!

I have to say this is a gorgeous property and every bit of the water is fishable.  Lots of visible and invisible timber all over the place.  My son and I caught about ten very healthy bass.  Mostly on white/yellow spinner baits and rattletraps.  I would say that number of fish could have been double or triple with two adults in the boat.  T rig lizards and wacky, could not get a bite.  They wanted moving baits. Bites slowed down once the sun got up and heat started. Be careful with trolling motors on high speed.  You can go from 10ft to hitting stumps in a short distance.  I high centered the boat a couple times on stumps/limbs - you couldn't see them until it was too late.

We launched the bass buster near the old shed/club boat.  It is pretty steep and would be challenging for one person to get a boat in/out of your truck.  I didn't drive down to the other launch point on the map that is further down  It may be easier down there.  Four wheel drive is not necessary - maybe in very wet conditions, but probably not needed.

Hopefully my fishing partner will not be M.I.A. much longer.  Kids are having a lot of fun though.

I didn't measure, but 2-3lbs for sure.  Couple close to 4#
